Riverhouse Apartments

Three blocks off Broadway, Riverhouse is an extraordinary 177,226 SF, 115-unit complex that overlooks the Red River, downtown Fargo, and historic city parks and trails, with Moorhead, MN’s Hjemkomst’s Viking ship emerging from the tree canopy. Kilbourne Group worked closely with JLG to reimagine and recreate the character of the underdeveloped property with early roots in flour mills, grain elevators, and steamboats; later home to a military entrance processing station and the old Fargo School District warehouse. Within a value-engineering process to reduce costs, creative applications of simple materials leverage daylighting with a neutral, Scandinavian-inspired palette that promotes well-being. Positioned near park trails and water recreation, the design encourages indoor/outdoor activity with a fitness center and golf simulator, a pet run and relief area, a rooftop terrace and community room, storage units on each floor, EV charging stations, a heated parking garage, and direct flood wall access from bike, kayak, and sporting goods storage. The ground floor also features a small garage door for loading, along with bike repair and indoor bike and pet wash stations.
