1819 Mixed-Use

The location of 18th and MN has been yearning for redevelopment to capture the best use for this underutilized site. After years of previous attempts by real estate developers, tre Ministries stepped in with a vision for their program that is a winning opportunity to serve Sioux Falls. The unique concept combines a five-story mixed-use building and a three-story apartment building, concealing a central parking structure while occupying the entire city block. Programming includes commercial space on the first two floors, with three stories of market rate apartments above to add vitality along Minnesota Avenue. A historic residential neighborhood presides one block east that requires a sensitive response to the development by breaking down the scale of a large building, ensuring a seamless integration with the historic district.
